Barbados Beachfront Vacation Rentals

Wake up to the Caribbean Sea a few steps from your door. This is our full beachfront collection in Barbados – villas, apartments and condominiums that sit directly on the beach or the oceanfront, with no road to cross and no shuttle to catch.

Every property here is booked direct with Key Caribe, with rates and availability that come straight from our own system.

What “beachfront” means on this page
Beachfront is one of the most loosely used words in villa rental. A property advertised as beachfront can turn out to be a five-minute walk from the sand, or separated from it by a coastal road.

We don’t use it that way. A property only appears in this collection if it is flagged in our own property system as Beach Front or Ocean Front – the position of the building itself, not the view from it. Sea views, ocean views and short walks to the beach are lovely, and plenty of our Barbados properties have them. They don’t qualify here.

Did You Know?

Beachfront in Barbados isn’t only large villas. Some of the best positions on the island are held by apartments and condominiums inside established beachfront developments – often with resort facilities, lifts, and a level walk to the water that a multi-storey villa can’t match. We list them alongside the villas rather than in a separate, lesser category, because on a beachfront search the position is what you’re choosing.

Booking tip Tip: Beachfront means the villa is directly on the beach. Near the Beach means the beach is a short walk away, while Ocean View means sea views, not necessarily near the beach.

Key Caribe Barbados

Known as the “platinum coast” of Barbados, Saint James is replete with gourmet eateries, luxury villas, and pristine golf courses.

There are few places on earth as tranquil and relaxing as sunny Fitts Village. This lovely district on Barbados is home to breathtaking beaches, friendly people, and several vibrant coral reefs.

Tucked into the rolling hills of Saint James parish – Barbados’s famed “Platinum Coast” – Royal Westmoreland is one of the island’s most sought-after luxury communities.

Prospect is a village in Saint James parish, part of Barbados’s famed “Platinum Coast” and long known as a favorite among visiting celebrities.

Holders Hill sits in Saint James parish, on Barbados’s celebrated “Platinum Coast,” and carries a character all its own – anchored by the well-known Holders Farmer’s Market, a gathering spot for local farmers selling organic produce, fresh juices, and handmade crafts since 2011.

Which coast suits your stay

Barbados is small enough to cross in under an hour, but its coasts are genuinely different bodies of water — and on a beachfront booking, the coast matters more than the postcode.

The west coast
The island’s sheltered Caribbean side, widely known as the Platinum Coast. The water is calm and clear, usually flat enough to swim or paddle straight off the beach, and the sun sets over the sea rather than behind the island. It is the traditional home of Barbados’ luxury villa and resort market, and where most beachfront inventory on the island sits. Choose it if you want to walk into the water without thinking about it, and if sunsets from the terrace are part of the point.

The south coast
Still the Caribbean side, but more open to the wind. The water is livelier — small surf, a steady breeze, and consistently good conditions for kite and windsurfing. The coast is busier and more walkable, with restaurants and bars closer together. Choose it if you want more happening outside the gate and don’t need glass-flat water.

The east and Atlantic coasts
Dramatic, windswept and beautiful — and not a swimming coast. Strong currents and heavy surf make most of the Atlantic side unsuitable for casual swimming. Worth a day trip from anywhere on the island; not where you book a beachfront stay for a family holiday.

A note on beach access
All beaches in Barbados are public. Even in front of the most exclusive properties, the beach itself is open to everyone — beachfront means your access is immediate and private-feeling, not that the sand belongs to the house.

When to come
The dry season runs roughly December to May, with the most reliable weather and the highest rates. June to November is warmer and wetter, sits within the Atlantic hurricane season, and brings noticeably better value. Barbados lies at the far eastern edge of the Caribbean, outside the path most storms take through the island chain.

Frequently Asked Questions

What counts as beachfront in this collection?

A property qualifies only if it is flagged Beach Front or Ocean Front in our property system — that is, the building itself sits on the beach or at the oceanfront. Properties with sea views, ocean views or a short walk to the sand are not included, however good the view.

Are these all villas?

No. The collection includes villas, apartments and condominiums. Some of the best beachfront positions in Barbados belong to apartments and condominiums within established beachfront developments, so we list them alongside the villas rather than separately.

How much does a beachfront rental in Barbados cost?

Rates in this collection start from $425 per night and run to $15,000 for the largest estates, varying by season, size and position. Each property page shows its own current rate.

Is there a minimum stay?

Yes. Most properties in this collection have a 5-night minimum, and a small number of the largest properties require longer. The minimum for each property is shown on its own page before you enquire.

Which coast of Barbados should I stay on?

The west coast — the Platinum Coast — has the calmest, clearest water and the majority of the island’s beachfront properties, and is the usual choice if you want to swim straight off the beach. The south coast is breezier and livelier, and better for watersports. The Atlantic east coast is spectacular but not a swimming coast.

Will we have the beach to ourselves?

No — and nowhere in Barbados can promise that. All beaches on the island are public by law. What beachfront gives you is immediate, unshared access from your own property, rather than ownership of the sand.

When is the best time to visit Barbados?

December to May is the dry season, with the most settled weather and the highest rates. June to November is warmer and wetter and offers noticeably better value; it falls within the Atlantic hurricane season, though Barbados sits at the eastern edge of the region, outside the track most storms follow.

Do I book direct with Key Caribe?

Yes. Every property here is booked directly with us, and the rates and availability shown come from our own reservation system rather than a third-party feed.

Not Sure Which One Yet?

Beachfront properties in Barbados book earliest, and the best positions go first for peak dates. Tell us your dates, your party size and roughly what you want to spend, and we’ll come back with the properties in this collection that genuinely work – including anything that has just opened up.
